Position Overview:
Responsible for residential mortgage and consumer loan processing by functioning as liaison between the mortgage originators, attorneys and customers. The loan processor performs a variety of activities to support the underwriters and ensures loans are processed and closed within departmental policy and compliance regulations. Ensures all time sensitive disclosures and documents are delivered with accuracy and on a timely basis. Acts as a liaison between mortgage, consumer and loan operations departments.
Primary Accountabilities:
- Acts as primary liaison regarding inquiries from originators, attorneys, underwriters and customers to discuss the loan process, resolve issues, and explain regulations (including TRID). Informs underwriter and supervisor of any documentation or customer issues relative to the loan process.
- Reviews new loan information using the loan origination system; verifies information on loan applicants such as employment, rent, residence and gathers all documentation into applicant’s folder.
- Follows up with customers on any incomplete documents, or requests for additional documentation.
- Ensures all files for all applications are assembled in a timely manner and then maintains the file for each application in process by follow up and making notations to ensure department is compliant with pending items, clearing fraud alerts, closing and funding loans. This includes but is not limited to, deposit and employment information, customer updates and appraisal information.
- Monitors all applications that require flood insurance. Reviews flood certificates to validate flood zone, requests appropriate documentation as applicable to ensure sufficient and acceptable flood insurance is in place at time of closing.
- Reviews Red Flag Report and resolves all issues including potential OFAC hits.
- Reviews ECOA, Disclosure Report, and all other daily reports to ensure compliance with UniBank and regulatory requirements.
- Clears loan files for closing at least 3 business days prior to the closing date.
- Prepares completed loan packages for delivery to underwriter for approval and final commitment, obtains payoff information for designated proceeded payoff items and delivers final LAR and documentation to Loan Operations team.
- Verifies and records accurate HMDA information and reconciles MDA LAR to ensure timely submission on an annual basis.
Knowledge, Skills, Education and Work Experience:
- High School diploma or equivalent required. College degree preferred.
- Minimum 2 years of consumer lending experience helpful.
- 3-5 years of loan processing experience helpful.
- Strong computer skills specifically with Microsoft Office suite required. Familiarity with Encompass preferred.
- Exceptional attention to detail is needed for success in this position.
- Experience with HMDA, Reg B and TILA-RESPA a plus.
- Must have strong written, verbal, organization and problem-solving skills.
- Ability to handle difficult situations with poise and tact is important.
